How do I tour an apartment and check out the community?

We’d love to show you around! You’re welcome to schedule a guided tour during our regular office hours by contacting our leasing team, or simply stop by; walk-ins are always welcome.

Prefer more flexibility? We also offer self-guided apartment tours daily from 8am to 8pm. Just go to our website and book a time that suits your schedule. We look forward to welcoming you.

Application and Leasing

How do I apply for an apartment in your community?
 Getting started is simple. You can:
  • Contact our office for a personalized quote and guided assistance through the application process.

  • Or, visit our website and click “Apply Now” to complete your application at your convenience.

What documents do I need to provide for the application process?

 To complete your application, please submit:

  • A government-issued photo ID.

  • One month of proof of income.

These can be uploaded via Snappt, our secure third-party verification partner. Upload instructions will be provided upon application submission. If you have questions, we’re here to help.

What are the income requirements to qualify for an apartment?

The combined household income must be at least 2.5 times the monthly rent. Supporting documentation will be required as part of your application. If you need guidance on qualifying or accepted forms of income, please reach out.

What is the lease term for the apartments?

We offer flexible lease terms ranging from 3 to 18 months. For pricing and availability tailored to your preferred term, our leasing team will be happy to assist.

Can I sublease my apartment?

Subleasing is not permitted. All individuals 18 or older who plan to reside in the home must submit an application and meet our rental qualifications.

Is renters’ insurance required?

Yes, all residents must maintain a minimum of $100,000 in personal liability coverage for the duration of the lease. Proof of coverage is required prior to move-in.

How do I renew my lease?

We’ll notify you of your renewal options approximately 75–80 days before your lease ends. Once you’ve selected your preferred term, we’ll prepare your new lease documents for signature.

Does Greyson Luxury Living offer affordable housing options?

At this time, we do not offer affordable housing programs.

Move-In and Move-Out Support

Are there move-in or application fees?

There is a non-refundable application fee of $65 per applicant (18+), which covers the cost of background and credit checks.

Are there services to help with the move-in process?

Our team is here to support you every step of the way. If you’d like mover referrals or have questions about your transition, we’re happy to help.

Are there any restrictions on decorating or modifying the apartment?

We want your home to reflect your personality, but please contact the office for prior approval for any modifications or upgrades you'd like to make.

How much notice is required before moving out?

A 60-day written notice is required prior to your intended move-out date.

What happens if I need to break my lease?

Early termination requires a 60-day written notice. If you’re moving within 30 days of giving notice, you’ll need to pay a termination fee equal to two months’ rent, plus any concessions received at move-in.

What is the process for moving out?

Once you’ve vacated the home, please return all keys, fobs, remotes, and permits. If you’d like a move-out inspection, schedule it in advance. The home must be fully vacated and cleaned prior to inspection.

How long does it typically take to receive the security deposit refund?

Refunds are processed within 30 days after move-out.

Fees and Payments

How much is the security deposit, and when is it due?

 Standard deposits are as follows:

  • 1-bedroom: $200

  • 2-bedroom: $300

  • 3-bedroom: $300

Additional deposits may be required based on credit and are due at move-in.

Are utilities included in the rent?

All utilities are billed separately. Prior to move-in, please set up your electric service through CPS Energy.

Which Wi-Fi providers can I use?

We offer bulk cable and internet service through Spectrum. This is a mandatory $75 monthly fee for all residents.

How can I pay my rent?

Rent can be paid through your resident portal or in person by check or money order at the leasing office.

Parking

Is parking available? Is there an additional fee for parking?

Yes, we have covered garage parking for $60–$80 per month, depending on the space.

Are there any restrictions on overnight guests?

Guests are welcome but must be accompanied by residents while using any community amenities.

Are there EV charging stations?

Yes, charging stations are available on-site for your convenience.

Maintenance and Requests

How do I submit maintenance requests?

For service requests, log in to your resident portal. For emergencies, please call our emergency line at 830-402-5433.

How quickly are maintenance issues addressed?

Most maintenance requests are completed within 24 hours. If a third-party vendor is required, we’ll coordinate their visit as quickly as possible.

Pets

Do you allow pets in the apartments?

Yes, we’re happy to welcome your dogs and cats to our pet-friendly community. We know they’re part of your family!

Is there a pet deposit or monthly fee?
  • Cat Fee: $300

  • Dog Fee: $350

  • Monthly Pet Rent: $20 per pet

What is the pet policy for specific breeds or sizes?

We welcome up to two pets per home. Please note that there are restrictions on certain breeds, and no guest pets are permitted. For more information, contact our team.

What onsite amenities do you offer to accommodate pets?

We have a dog spa on-site for your convenience.

Yes, all apartments are pre-wired for cable and high-speed internet.

How does package delivery work?

Package lockers are available for secure and convenient delivery access.

What floor plans are available?

We have one, two and three bedroom apartments. Visit our website for current availability.

Do you offer virtual tours of the apartments?

Yes, virtual tours are available upon request.

Are furnished apartments available?

At this time, we do not have furnished apartments.


Community and Lifestyle

Are there any community events or activities?

Yes, we host monthly resident events to help foster a sense of community and create a fun space to make new friends.

Are there quiet hours in the community?

Quiet hours are observed from 10pm to 6am to ensure a peaceful environment.

How do I report a noise complaint?

Please contact our on-site courtesy officer at 830-402-5433 to report disturbances.

What nearby schools or childcare facilities are available?

Nearby schools include Hubener Elementary, Eisenhower Middle School, and Churchill High School.

Can you tell me more about the location and transportation options nearby?

We are ideally located with three VIA bus stations nearby for your commuting convenience.


What is your smoking policy?

We are a smoke-free community. Smoking is only permitted in designated areas, at least 20 feet from any structure or amenity.
